The Basics

Directions from 140-East:
Look for our mailbox and driveway on the left directly across from a "25 mph" traffic sign.
Directions from Wallingford center:
We are half a mile from town on the right hand side. The 6’ wooden fence is ours, and we are the house after it.

Keypads for the driveway garage entrance, front door, and basement/back deck entrances will be set as the last four (4) digits of the primary guest's provided cell phone number.
Access codes will not work prior to the check-in time, and will be reset at the check-out time.
To unlock:
Push the bottom left corner to illuminate the keypad, and enter the four-digit code. The door will automatically unlock.
To lock:
From the outside, tap the bottom right of the keypad to illuminate the lock icon; listen to make sure it's locked. To lock from inside, turn only the bolt, and do not lock the doorknob.
For the basement door:
From the inside, tap the "Unlock" icon to keep the door unlocked throughout your stay, or leave it locked and use the code each time entering the house.
Important note:
Do not lock any doorknob from the inside. It makes it impossible to unlock the door outside!
Troubleshooting:
The keypads are WiFi activated, so if you have difficulty, we can lock/unlock the doors for you.

Early free check-in:
Arrival (free of charge) from 2:00pm may be possible with prior communication.
For arrivals earlier than 2:00pm, guests may pay 75% of the day rate to arrive any time from 9:00am.
Late check-out:
Late check-out (free of charge) by 12:00pm may be possible with prior communication.
For late departures after 12:00pm, guests may pay 75% of the day rate to depart any time before 4:00pm.

Leave used bathrobes on the bed
Take and/or dispose of any food and beverages. Unopened non-perishable items can be donated to the house pantry at the top of the basement stairs or the labeled upper kitchen cupboards (between the stove and sink)
Run the dishwasher and/or wash any remaining dishes
Take out the trash and recycling
Cover the grill and hot tub (make sure hot tub cover is clipped)
Close and lock all windows and doors
Check that you didn’t leave anything behind!

If guests arrive and find something is broken, and/or damage is done during the visit, please contact us as soon as possible. 100% of the fees goes to the cleaning team, and we take the care of our home seriously.

We love our home; please care for the house and respect it as if you are our friends and family.
Anything you can see in the home is available for you to enjoy while you’re here; please leave it here for others to enjoy.

The living room fireplace can be used for wax logs only, which are provided under the work bench in the mudroom. The logs burn for three hours, and are located in the lower left cabinet by the fireplace.
To start, check that the flue damper is open by looking up into the chimney; the flue should always be left open.
Hold a flame for 20 seconds up the chimney to help start the draft.
Please be mindful of the fire and use the fire screen, especially when leaving the room and at the end of the night.

We regularly refill the grill propane tanks, but they may run empty if not closed correctly. Please notify us if your tank is empty; the tanks can be swapped at the Cumberland Farms in the town center, and we will reimburse you if needed.

Only guests associated with the primary guest's booking may use the hot tub. The tub comfortably fits (4) adults and has a maximum capacity of (6) adults. More than (6) adults in the tub will cause water to overflow, and potential damage to the operating panel, which could incur a replacement charge of $250.00. Children under 12 are not allowed in the hot tub, and minors must be supervised. For safety, alcohol and/or glass are prohibited in the hot tub. When the tub is not in use and to maintain the temperature (especially in cold weather), please make sure the cover is in place and securely fastened using the cover's clips. The jets will turn off automatically after a certain period to maintain heat and energy, and can easily be turned on again. Do not put anything but people and bathing suits in the hot tub. The hot tub is cleaned and balanced after every visit.

The cabin is one of the favorite elements on the property.
Cabin access is at guests’ own risk any time of year, particularly in winter. The stone staircase and cabin deck can be slippery.
Access to Roaring Brook is at guests' own risk, and is not recommended.
No open flame of any kind is allowed inside the cabin or on the deck.
No sleeping overnight is permitted in the cabin.

For the security of our home, there are cameras in the following locations: Facing the detached garage; facing the main garage entrance; on the front porch facing the road; in the gardening shed in the backyard.

Do not flush any trash down toilets, including "flushable items," feminine products, contraceptives, ear swabs, floss, etc.
Do not use bleach in the laundry.
Do not pour kitchen grease down the drain.

Our property management team manages snow removal and treatment, and plows when accumulation is 3” or greater. We provide shovels and windshield scrapers on the property. If guests are visiting in snowstorms, we may be in contact using the primary guest's provided cell number if we need to provide information about plowing, moving cars, etc. In winter, please be careful if using the stone stairs by the driveway, and on the deck, which drops off and may be hidden by snow banks.

The recommended setting for the house is 66º; the house retains heat very well. To change the temperature, the thermostats are located in the dining room and the second floor hallway. Use the slider to adjust the heat. If the house feels chilly, we advise against cranking the heat; the house is very well insulated and will get hot quickly. Please be mindful that bedrooms in winter will get quite cool with the doors closed.

Please use the trash bin (black) and recycling bin (blue) underneath the kitchen sink. There are large trash and recycling bins outside the garage entrance.
Do not put recycling in trash bags.
Waste is collected on Wednesdays, typically around noon.
Please empty all trash and recycling prior to your departure.

Item descriptionStreaming services are available in the basement and living room (lower cabinet to the right of the fireplace). Guests are welcome to log into their own account if preferred. Please do not unplug our cables and sound bar, which are in place for all guests’ enjoyment. There is an open port on the rear right of the TV to plug in devices.

WiFi is available throughout the main house and also in the cabin.

The printer is located in the basement, and is on the same “Brookside Guests” WiFi network.

We have seen bears and moose on the roads nearby, and foxes on the property, so please be mindful when driving and/or walking at night. Please do your part to respect and preserve the natural area. Don't harm the trees, dump waste, litter, or burn anything outside of the fire pit.
